Spanning about 71.5 sq m, a flat-packed house will arrive move-in ready, complete with a bedroom, kitchen, independent bathroom – and even preinstalled windows.

So a comparison to mobile homes because I was curious. This one is 1 br, 1 bath, 50.7 sq m = 546 sq ft and $40k on sale.

Above is 71.5 sq m = 770 sq ft.

So its larger and cheaper than a 1 br. Mobile home. This could be a solution to lack of housing in some places (lower density places where you can get land or a lot). But unless there is financing available (unlikely that banks would cooperate on this) them its going to end up being only a novelty in the US.

The problem is permits and hookup to utilities. Can easily be 6 figures.

Yep, I was thinking if you're getting a lot that is already set up for a mobile home then its at least comparable. But if you're just getting some land, then yes for sure. Maybe if you're doing this to extend capacity on an existing property. Then you're running into permits and re-evaluations of property taxes.

I had a friend order one of these off Alibaba as a lake cabin. It was utter trash, just the most cheapshit fittings in a janky outer shell that doesn't seal well enough to keep mice out, let alone insects. Insulation was almost non-existent, terrible windows, nothing fit well and doors won't close.

If it lasts 10 years I'll eat a bug.
